Sellers

To list your property, you’ll agree to pay a $5,000 flat fee and a buyer agent fee (generally 2.4%) at closing. There are no hidden fees. This $5,000 includes:

  • An initial consultation with a licensed agent to discuss your needs and goals for selling your property as well as an overview of the process
  • A well-researched recommendation on the optimal price at which to list your property
  • Recommendations on steps you can take to maximize your return on the sale of your property. If repairs or sprucing up is needed, we can provide you with suggested vendors to take care of the job.
  • Professional photography, including a Matterport walkthrough, drone shots, and a floorplan of your home
  • A detailed entry in both the Triangle MLS (Raleigh area) and Longleaf Pines MLS (Fayetteville area) with a well-written property description detailing your home’s important features
  • An attractive hanging post sign for your yard
  • A Sentrilock electronic lockbox for secure access to your home for showings
  • Easy scheduling of appointments for potential buyers through ShowingTime
  • Appearance on all major real estate and social media platforms
  • Regular updates on the status of your property with weekly market analysis
  • Professional guidance to evaluate and compare offers received and negotiate the best terms for you
  • Online or in-person signing of all documents
  • Professional guidance regarding potential buyer requests
  • Easy access to an agent to answer any questions throughout the process

Buyers

There is no charge to buyers for our services as we’re paid by the seller at closing. You can expect to receive:

  • Exclusive representation by a personal agent
  • An initial consultation with a licensed agent to discuss your needs and desires for purchasing a property as well as an overview of the process
  • Email notifications of properties that meet your criteria as they come on the market
  • Flexible showing times to view properties. Video showings are available.
  • Research about properties of interest, including a thorough market analysis to determine a competitive offer price
  • Online or in-person signing of all documents
  • Recommendations of experienced professionals needed for a successful purchase, such as lenders, home inspectors, and attorneys
  • Attendance at the home inspection (if possible) and guidance on repairs to request
